London’s Shrinking Rental Market

The London School of Economics and Savill’s have produced a report into the market in London for rented property. They conclude that the London rental market is seeing a significant reduction in the number of properties available. Here’s a breakdown of what’s happening:

  1. Shrinking Rental Market: Since the Covid-19 pandemic ended, the number of available rental properties in London has dropped by 41%.
  2. Why is this happening?
    • Many of the properties in London’s rental sector are owned by private landlords. A lot of these landlords have borrowed heavily to buy these properties.
    • Some of these landlords are struggling because of the problems in the mortgage market.
  3. Who’s affected?
    • Over one million households in London depend on private rentals. With the number of properties decreasing, this leaves many in a difficult spot.
    • Large homes with four bedrooms have seen the biggest reduction in availability with a 46% decline.
  4. Rent Prices: Despite fewer properties being available, rent prices aren’t going down. In fact, they’ve gone up by 20% since March 2020.
  5. The Consequences:
    • The gap between the Local Housing Allowance (the main benefit for renters) and the fast-rising rents is widening. This makes it harder for people to afford housing.
    • Government help is urgently needed to stop a rise in homelessness, as suggested by the groups funding the report.
    • Cllr Darren Rodwell highlights that this shrinking rental market combined with increasing living costs and a lack of affordable housing is leading to severe challenges for London residents.
    • Sue Edmonds from Capital Letters emphasised that this is the worst the homelessness system has looked in three decades due to the lack of housing supply and rising rents.

In Simple Terms: London is facing a housing crunch. Fewer properties are available for rent, especially big homes, while rent prices keep going up. Many private landlords are leaving the market, and this is creating a big challenge for over a million households in London. It’s a pressing issue that might result in more people becoming homeless if not addressed.
