The Build-to-Rent (BtR) sector is booming, with a record number of homes being built and ready to rent, and it’s showing no signs of slowing down.
The Numbers Speak For Themselves:
- Completions are through the roof: Over the last 12 months, 22,000 BtR homes were completed, more than double the average from 2017-2019.
- A growing pipeline: The total number of BtR homes in the pipeline is nearly 262,000, which is more than the average number of all types of homes built in England each year.
- Regional dominance: The BtR market outside London is now leading the charge, with completions growing at a rate of 31% compared to just 15% in the capital.
But It’s Not All Rosy:
- Slowing starts: Despite the record completions, the number of new BtR projects starting is down by 30% compared to the average from 2017-2019. This is likely due to rising building costs and uncertainty in the economy.
- A bottleneck in the system: While there are a record number of BtR homes in the planning stages, getting them built is proving to be a challenge.
The Future of BtR:
The British Property Federation (BPF) believes that BtR is crucial to meeting the growing demand for rental homes and is pushing for a target of 30,000 new BtR homes built each year. They’re calling on the new Labour government to provide the support needed to turn this ambition into a reality.
