Swindon House Prices Rise but Less Than UK Average

Prices in Swindon are more affordable than much of the South West and the UK as a whole. Although property prices rose slightly by 0.5% in the year to June 2024, Swindon still boasts lower than average house prices.

Official figures from the Land Registry reveal that the average house price in Swindon during June 2024 was £261,443. This represents a small increase of 0.3% from May’s figures.

The average price paid by first-time buyers in June 2024 was around £225,200. While this is a jump of £1,100 from the previous year, it’s £41,600 more expensive than what first-time buyers were paying back in June 2019.

In Swindon, detached properties remain the priciest, with an average cost of £449,827. Semi-detached properties came in at £290,675, followed by terraced houses at £230,074. Flats offered the most affordable option at just under £160,000.

The average house price in the South West hit £317,000 in June 2024. That means buying in Swindon could save you a packet, with an average house price of £261,000 – that’s 17.6% less!

If you’re looking for the cheapest area in the South West, then Plymouth takes the crown with an average house price of £227,000. At the other end of the scale is the Cotswolds, where you can expect to pay a hefty £470,000!

Swindon’s house price growth is moving at a slower pace than the rest of the South West and the UK. This suggests that Swindon offers a great opportunity for those seeking value for their money in the housing market.
