Bradford Tops the Charts as the UK’s Most Affordable Property Hotspot!

Looking for a bargain on your dream home? Look no further than Bradford! The northern city has clinched the top spot for property hotspots for the second quarter in a row, and it’s easy to see why. With house prices significantly lower than nearby Leeds, savvy buyers are flocking to Bradford to snag incredible deals.

How affordable are we talking? Imagine snapping up a charming two-bedroom terrace for around £70,000! If you need a bit more space, a three to four-bedroom terrace will set you back between £110,000 and £130,000. And for those seeking a detached property, prices range from £120,000 to £240,000.

Robert McCarthy, manager of Hunters estate agency in Bradford, told the Daily Mail, “Bradford is a magnet for first-time buyers and investors. Properties here are ‘dirt cheap’ compared to other areas.” He shared a recent example where a three-bedroom semi-detached house, in need of some TLC, hit the market for £100,000 and received over 90 viewing requests! Some eager buyers even offered above the asking price before setting foot inside.

McCarthy himself has experienced the incredible value Bradford offers. “A few years ago, I bought a three-bedroom semi-detached renovation project with a large garden for just £51,000. Today, after renovations, it’s worth between £180,000 and £190,000!”

If you’re after city-centre living, one or two-bedroom flats in Bradford can be yours for a jaw-dropping £20,000 to £60,000.

But Bradford isn’t the only star on the affordable housing horizon. Blackpool, Rochdale, and Plymouth secured the second, third, and fourth positions in OnTheMarket’s latest property hotspot rankings.

Rochdale, in particular, made a remarkable leap from 23rd to third place. As Manchester’s property prices soar, buyers are increasingly drawn to Rochdale’s blend of affordability, convenient location, and picturesque countryside. With an average house price of around £206,000, it’s no surprise Rochdale is experiencing a surge in popularity.

Plymouth, the sole southern representative in the top five, climbed from 22nd to fourth place. As the home to HMNB Devonport, the largest naval base in Western Europe, Plymouth boasts a vibrant mix of shops, restaurants, and maritime history.

Jacob Tebb, president of OnTheMarket, highlighted the clear trend of affordability influencing buying decisions. “Our latest hotspots index reveals that many of the most active areas also offer buyers the best value. The north/south divide remains prominent, with the most vibrant and affordable locations predominantly situated in the north.”

The top ten hotspots are rounded out by:

  • Leicester
  • Stoke-on-Trent
  • Swindon
  • Sunderland
  • Wakefield
  • Derby

Keep an eye on:

  • Middlesborough
  • Burnley
  • Coventry

These areas narrowly missed the top ten but are experiencing growing interest.

OnTheMarket’s data also revealed fascinating trends in specific locations:

  • Wakefield jumped from 30th to 9th place.
  • Birmingham climbed from 43rd to 23rd place.
  • Wigan’s popularity cooled, dropping from 2nd to 15th place.
  • Liverpool slipped from 11th to 30th place.
  • Worthing plummeted from 20th to 53rd place.
  • Brighton emerged as the “coolest” hotspot with activity slowing down, likely due to high average house prices of £422,000.

London’s Hotspots Tell a Different Story:

While the national picture shows a clear north/south divide in affordability, London’s hotspots are concentrated in outer boroughs.

London’s Top Ten Hotspots:

  1. Barking and Dagenham
  2. Havering
  3. Sutton
  4. Redbridge
  5. Newham
  6. Bexley
  7. Hillingdon
  8. Enfield
  9. Hounslow
  10. Croydon

Notable shifts in London’s rankings:

  • Hounslow dropped out of the top five.
  • Lambeth, Southwark, and Merton all fell four places.

The property market, while impacted by rising mortgage rates in recent times, is showing signs of recovery. The Bank of England is anticipated to cut interest rates soon, and some banks and building societies have already begun reducing mortgage rates.
