Britain’s Most Affordable Towns for Home Buying

Cumnock, a charming town in East Ayrshire, Scotland, stands out as the most affordable location in Britain to purchase a property, according to the latest data from Zoopla. With an average home price of £79,030, it is significantly lower than the UK’s average home cost. This price point is almost £200,000 less than the typical UK property, highlighting Cumnock’s exceptional affordability.

The Appeal of Cumnock

Estate agent Marion Wyllie of D.W. Shaw describes Cumnock as a town nestled in rural Ayrshire, boasting a variety of amenities that cater to diverse needs. From independent family-run shops to leisure centers and modern healthcare facilities, Cumnock offers a comprehensive living experience. Its proximity to the railway station at Auchinleck and the market town of Ayr, approximately 16 miles away, adds to its allure, providing easy access to broader amenities and transport links.

The Affordability Ratio: A Key Indicator

Zoopla’s methodology involves comparing the typical property value with the average local salary, resulting in a house price-to-earnings ratio. This ratio is a critical measure of affordability, indicating how many times the combined annual income of two earners is required to purchase the average home in a particular area.

Scotland Leads in Affordability

Scotland dominates the list of most affordable towns, with eight out of the top ten locations. These towns have house price-to-earnings ratios ranging from 1.04 to 1.31 times the annual income of two earners.

England’s Contenders: Shildon and Peterlee

Shildon and Peterlee in the North East of England break into the top 10 as the only English towns on the list. Shildon, with the lowest house prices in Britain (under £70,000), and Peterlee, where homes typically cost 1.3 times the gross annual income of two local buyers, offer remarkable value.

Broadening Horizons: Beyond Scotland and the North of England

For those seeking options outside Scotland and the North of England, there’s good news. Zoopla’s research indicates improved affordability across the UK, thanks to a combination of falling house prices and rising local incomes.

South East Devon: A Notable Mention

Teignmouth and Newton Abbot in South East Devon emerge as leading towns with significant improvements in affordability. This change is attributed to a combination of stronger earnings growth and a decrease in average house values.

Commuter Towns Gaining Attention

Commuter towns such as Rochester and Gravesend in Kent, and Hockley in Essex, have also seen average house prices drop by 2.7%, making them attractive options for those looking to buy near urban centers.

The Flip Side: Areas with the Highest Price-to-Earnings Ratios

Conversely, certain towns exhibit substantially higher house price-to-earnings ratios. For instance, Radlett in Essex has a ratio of 11.36, the highest on the list, representing a stark contrast to the affordability found in towns like Cumnock.

Zoopla’s Perspective

Izabella Lubowiecka, a senior property researcher at Zoopla, highlights the challenges posed by high mortgage rates, making affordability a key concern. However, she notes a positive shift in affordability, especially in London and commuter areas, driven by rising wages and declining house prices in many markets.
