At the heart of Cornwall’s property market, Redruth emerges as the champion of affordability. The average home in the TR15 area, as of January this year, sold for £240,018. This figure marks the lowest average price across the county, especially notable when compared to the £233,858 average recorded in October 2023. Close on its heels, the TR13 postcode, which includes Camborne, offers homes at an average of £241,941, followed by the PL31 area around Bodmin and Dunmere, with properties averaging at £252,180.
Liskeard and surrounding locales (PL14) present another attractive option, with homes going for an average of £262,429. Other areas where your money might go further include Saint Columb (TR9) and St Austell (PL25), with average prices of £281,303 and £282,787 respectively.
The Bigger Picture
For comparison, Middlesbrough’s town centre (TS1 postcode) steals the spotlight as the most economical place to buy a home in all of England and Wales. Here, the average property sold for a mere £68,837 in the year leading up to January 2024, a figure unbeatable in any area with at least 50 sales over the past 12 months.
On a broader scale, house prices across England and Wales have seen a downturn. Over the last year, the average property price dipped by nearly £8,000, settling at £361,135 in the 12 months to February. This 2.2% decrease from the previous year’s £369,097 is a clear indicator of the market’s overall cooling.
Cornwall’s Sharpest Declines
In Cornwall, the TR6 postcode, encompassing Perranporth and its surroundings, faced the steepest decline. Prices in this area tumbled by 19.0%, bringing the average down to £485,187. Not far behind, the TR12 area, which includes Helston, saw a 15.6% drop to £432,286. These significant reductions outpace many other locales, highlighting the fluctuating nature of Cornwall’s property market.
