Escape to the Country? You’ll Pay a Big Price!

Want to live in one of Britain’s stunning national parks or scenic areas? You’d better be ready to dig deep into your pockets!

New research from Savills has revealed that buyers are splashing out an average of 48% more to live in these beautiful protected green spaces. That’s a hefty price tag for the privilege of breathing fresh air and being surrounded by nature.

Big Premiums for Beautiful Views

The average price of a home within a national park is £422,225, compared to the surrounding county average of just £279,171 – a massive 51% premium!

It gets even more expensive if you want to live in a National Landscape (formerly known as an Area of Outstanding Natural Beauty). The average price here is £581,121, representing a whopping 48% premium compared to the surrounding county.

Even in Scotland, buyers are paying a hefty 46% more to live in a National Scenic Area.

Some Areas Demand Even More

But it’s not all about the averages. Some specific areas demand a truly eye-watering price premium.

Chichester Harbour, for example, is a hot spot for buyers. They’re paying a staggering 122% more than the average price in the surrounding counties to live there. That’s more than double the price!

Gower National Landscape in Wales is another pricey haven, with buyers paying 121.8% above the county average.

The New Forest and Lake District National Parks also demand a premium, with prices more than double the county average.

The Demand for Green Living is Growing

Frances McDonald, director of research at Savills, says the trend for buying homes in green spaces is here to stay.

“Over the last few years, buyers have reevaluated their priorities and are increasingly seeking a connection with nature,” she says.

The government is also pushing for greater access and protection of the countryside, which is likely to further fuel demand and drive up prices.

So, if you’re dreaming of a life surrounded by nature, be prepared to pay a hefty price tag. But for many, the premium for peace and quiet in beautiful surroundings is worth every penny.
