Homebuyers Eye Discounts as Sellers Re-Enter Market

The beginning of 2024 has brought with it a rush of sellers re-entering the UK property market, offering discounted prices to eager homebuyers. A recent study by Yopa, a well-known estate agent, highlights this trend, providing a glimmer of hope for those looking to purchase homes at more affordable rates.

Yopa’s research focused on properties that failed to find buyers in 2023 and have now returned to the market. The study revealed an impressive number of 2,019 homes making a comeback across Britain, each priced more competitively than before.

Regional Breakdown

  • South East Surge: The South East leads the pack with 21% of these homes.
  • Capital Gains: London, along with the East of England, each accounted for 13%.
  • Other Regions: The North West followed with 9%, East Midlands and West Midlands each with 8%, and Yorkshire & Humber with 7%.

Discounted Deals

One of the most striking findings is the average price of these returning properties. At £362,244, they are significantly lower than the overall average British house price of £370,730. This translates to an average discount of £8,486, or 2.3%.

Regional Discounts

  • Scotland’s Savings: In Scotland, the discount was even more pronounced at 4%, offering a saving of £8,010.
  • London’s Lower Prices: The capital saw a 3.9% discount.
  • Other Regions: Discounts in the East Midlands (3.7%), South West (2.7%), and North East (2%) were also noteworthy.

Seller Motivation and Market Dynamics

Verona Frankish, CEO of Yopa, provided insight into the sellers’ motivations. Many sellers were hopeful of securing sales before the Christmas break as market conditions started to improve in late 2023. However, not all succeeded. This led to many pulling their listings, only to re-enter the market in the new year.

The new year brings renewed hope for these sellers. They are now banking on the strengthening market conditions and a surge in buyer activity. Having already experienced the challenge of selling once, many are offering attractive discounts to entice potential buyers.

As 2024 unfolds, this trend of discounted property re-listings presents a unique opportunity for homebuyers. Those who missed out on deals last year might find this the perfect time to secure a property at a more affordable price, making their dream home a reality.
