Certain areas are leading the charge in this property listing boom, making them hotspots for buyers seeking variety and better chances of finding their dream home. The Isle of Wight leads the pack with an astonishing 83% increase in listings, followed closely by Norfolk with a 78% boost and Somerset not far behind at 75%. These areas are witnessing a remarkable expansion in their property markets, offering a wealth of options to prospective homeowners.
Nick Leeming, the chairman of Jackson-Stops, said, “We are at last observing a rebalancing of supply and demand in out of market hotspots, as the influx of available properties bridges the demand gap and underscores commitment from movers to make big life changes. A boost in volume gives sellers the reassurance that there are good houses to move on to, one of the main barriers for house hunters in 2022 due to chronic lack of supply. With the probable reduction in interest rates as inflation cools, the current market not only favours sellers but also benefits potential buyers, particularly with fixed-rate products improving and a higher rate of mortgage approvals.”

Digging deeper into regional dynamics, Norfolk emerges as a standout, with the county witnessing the second-highest increase in seller activity in 2023. However, it’s Chelmsford in Essex that clinches the title for the most new listings, according to Jackson-Stops’ internal data, showcasing a 79% spike in listings. Not to be overlooked, Sevenoaks and Chester also feature prominently with substantial increases in property availability.
David Lambert, a director at Jackson-Stops in Norfolk, highlights the enduring appeal of Norfolk’s property market.
