Living by the Park – How Much Does Green Space Increase London House Prices?

Fancy waking up to birdsong and leafy views in the heart of London? Be prepared to dig deep! Living near one of the capital’s most beloved parks could add over 50% to your house price, according to new research.

Estate agents Foxtons have revealed just how much those green spaces add to the value of a property. They compared house prices near 13 of London’s biggest and most popular parks to the average prices in the surrounding boroughs.

Green is the Priciest Colour:

Topping the list is Green Park in Westminster. Homes near this royal park boast an average price tag of £1.48 million – 55% higher than the borough’s average of £954,279.

Coming in a close second is Battersea Park, adding a 50% premium to properties in the surrounding postcodes. Expect to shell out an average of £927,098 compared to the average Wandsworth price.

And if you’re dreaming of Kensington Gardens, get ready to splash the cash. It boasts the highest average house price of all the parks surveyed at a cool £1.5 million – a 40% premium.

Bargain Hunters, Take Note:

However, the research did uncover a couple of green oases where you can still snag a relative bargain. Homes near Bushy Park in Richmond are actually 19% cheaper than the borough average, with an average price of £597,543.

Similarly, Crystal Palace Park offers a breath of fresh air for buyers, with surrounding properties 14% more affordable than the average across the four boroughs it straddles.

Worth Every Penny?

Foxtons CEO, Guy Gittins, explains the appeal: “London’s parks are an iconic part of the city’s landscape, offering essential green space for residents to relax and unwind… This makes them a desirable feature in the eyes of the capital’s buyers, and, as a result, properties within close proximity… don’t come cheap.”

So, there you have it. Living near a London park offers a lifestyle premium that many are willing to pay for. But if you’re on a budget, you might want to consider venturing slightly further afield for your dose of greenery.
