Quality Concerns – Are New-Build Homes Worth It?

New-build homes are facing a crisis of confidence. A recent report has highlighted a growing skepticism among potential buyers about the quality of these newly constructed houses.

The Chartered Institute of Building (CIOB) has brought to light a significant trend: over half of the surveyed individuals believe that older houses trump new-builds in terms of quality. This sentiment reflects a broader issue – a diminishing trust in housebuilders. Despite improvements in construction standards in recent years, the perception of new homes being inferior persists.

Builders’ Assurance vs. Public Perception

Housebuilders assert that the majority of homes are constructed to a very high standard. However, admissions by the National Federation of Builders about failures by some well-known companies have tainted the overall image of new-builds. These admissions, though, haven’t seemingly affected the sales of top-tier builders.

The Housing Market Context

The UK’s housing crisis is no secret. For years, there has been a glaring shortage, propelling property prices to new heights due to escalating demand. Yet, the government’s goal to build 300,000 new homes annually in England remains unmet. Adding to the concern, recent data shows a dip in planning permissions for new houses and conversions, hitting a record low.

With the demand for more houses, the CIOB emphasises that housebuilders need to step up their game. They must demonstrate the quality of their constructions more effectively to reverse the negative perceptions. This is not just about building more homes; it’s about building trust.

A survey of 2,000 adults commissioned by the CIOB reveals some telling statistics:

  • 55% perceive older homes as being of better quality than new-builds.
  • Only 21% favour new-builds over older houses.
  • A significant 32% label the quality of new-build housing as ‘poor’.
  • 33% express low trust in the ability of housebuilders to deliver high-quality new homes.

The Reality vs. Perception

David Parry, author of the CIOB report, acknowledges the prevailing view of new-build homes as inferior. However, he points out that this perception doesn’t entirely align with reality. New builds, he argues, have become more energy-efficient and adhere to stricter regulations than older homes.
