Rise in Searches for Affordable Estate Agents

With a keen eye on reducing expenses, sellers are increasingly searching for ‘cheap fee agents’ to handle their property transactions, a trend that marks a departure from the traditional preference for high-street estate agents.

Recent research from GetAgent.co.uk, an estate agent comparison website, highlights this evolving trend. By analysing Google Trends data spanning a 12-month period from January 2023 to January 2024, GetAgent has mapped out the changing preferences of home sellers. Their findings? A substantial 53% year-on-year increase in searches for ‘cheap estate agent,’ indicating a growing appetite for more affordable options in real estate services.

In stark contrast, the term ‘high street estate agent’ experienced a 45% plunge in search interest—the only term to see such a decline in GetAgent’s analysis. Meanwhile, searches for ‘best estate agent’ and ‘local estate agent’ have enjoyed upticks of 27% and 12%, respectively, suggesting that while cost is a crucial factor, quality and locality remain important to many sellers.

The CEO’s Perspective

Colby Short, co-founder and CEO of GetAgent.co.uk, cautions estate agents against hastily dropping their fees to attract business, especially in a market that’s less than buoyant. He references the rapid rise and fall of the low-cost, fixed-fee agency model as a cautionary tale of the dangers inherent in a “race to the bottom.”

Short emphasises the importance of quality over cost-cutting, arguing that the best estate agents are far from interchangeable commodities. They possess the ability to secure a selling price that not only justifies their higher fees but also offers invaluable support through the stressful process of selling a property. Short’s message is clear: despite the growing trend towards cheaper options, the value of top-notch estate agents should not be underestimated.

Controversy and Clarification

GetAgent itself has not been without controversy. Two years prior, the platform faced backlash for advising potential vendors to mislead estate agents as a tactic to negotiate lower commission fees. This advice, aimed at challenging agents to lower their prices, was later retracted by Short in an open letter following critical articles. Acknowledging the advice as a misstep, Short apologised to the agent community for the “ill thought-out” suggestion, underlining the need for integrity in the real estate industry.
