Scotland’s House Prices Soar! Homes Jump £5,000 in Value

Thinking of buying or selling a property in Scotland? House prices have shot up by an average of £5,368 over the past year, leaving the rest of the UK trailing behind. That’s a solid 2.9% increase, according to the experts at DJ Alexander Ltd, one of Scotland’s biggest names in letting and estate agency.

Scottish Market Defies the Odds

Between July 2023 and June 2024, the average price tag on a Scottish home went from £187,122 to a cool £192,488. Compare that to England and Wales, where prices only increased up by £4,707 – a victory dance for Scottish sellers is definitely in order!

And the good news doesn’t stop there. While sales across England and Wales took a nosedive, dropping a dramatic 22,120 sales, Scotland stood strong. The number of homes sold stayed practically the same – a reassuring sign for anyone worried about market wobbles.

Location, Location, Location: Where Prices Soared and Slumped

But it’s not all sunshine and rainbows across the board. While some areas basked in the glow of skyrocketing prices, others saw values dip.

The Winners:

  • Midlothian: Top of the table with an eye-watering £17,724 increase.
  • Edinburgh: The Scottish capital saw a healthy £14,315 boost.
  • Stirling, West Lothian, and North Lanarkshire: All enjoyed five-figure price jumps.

The Laggards:

  • Perth and Kinross: Prices took a tumble, shedding £4,334.
  • Argyll and Bute, Aberdeen, and Dumfries and Galloway: Also experienced a dip.

City Life Still a Magnet for Buyers

So, what’s behind these price variations? According to David Alexander, the big cheese at DJ Alexander Ltd, it’s all about city living. “Our major cities and their surrounding areas continue to be popular with high demand resulting in rising prices,” he explains.

It seems everyone still wants a piece of the action in Edinburgh and Glasgow, while those seeking a quieter life in rural areas like Argyll and Bute might just bag a bargain.

Scottish Market Shrugs Off the Doom Mongers

The bottom line? Don’t believe everything you hear about doom and gloom in the housing market. Scotland is proving its resilience, outperforming the rest of the UK and giving sellers plenty to smile about.
