The average house price in Scotland dipped slightly in June, but don’t panic just yet! The latest figures from Walker Fraser Steele show a 0.7% drop, bringing the average price down to £223,923. This is the first time we’ve seen a monthly decrease since March.
But here’s the silver lining: prices are still up a healthy 1.3% compared to June last year. So, while things might have cooled off a tad last month, the Scottish property market is still looking pretty chipper compared to the rest of the UK. In fact, we’re outperforming England and Wales when it comes to annual growth – for the twelfth month in a row!
Angus and Edinburgh Lead the Pack
Angus is the place to be if you’re looking for consistent growth. They’ve seen prices climb for six months straight, with the average house price now sitting at £195,744 – that’s a 0.7% jump from May!
And guess who’s back on top? Edinburgh has reclaimed its crown as Scotland’s priciest postcode. A 0.9% increase in June pushed the average price up to a whopping £337,619.
A Mixed Bag Across Scotland
While some areas are booming, others are feeling the pinch. Nine local authorities saw prices rise in June, with South Lanarkshire, Angus, and East Ayrshire even hitting record highs.
But it wasn’t all sunshine and roses. 23 areas experienced a dip in prices, including East Lothian, which took a tumble of 4.7%.
What Does This Mean for Buyers and Sellers?
Experts reckon that while interest rate cuts might be on the horizon, high mortgage rates and the cost of living crisis are still making things tough for buyers.
Sellers, don’t despair! The Scottish property market is still in better shape than many other parts of the UK. However, it might take a little longer to find the right buyer.
