UK Housing Hotspots – Glasgow, Edinburgh, and Leeds Lead the Way

Certain cities have emerged as the leading lights for UK property sales recently, with Glasgow, Edinburgh, and Leeds topping the list. According to a recent analysis by Lomond, based on government data, these cities have shown the most robust performance in the property market over the past six months.

Glasgow

Glasgow, Scotland’s largest city, has seen an impressive average of 928 home sales per month over the last half-year. This bustling urban center combines cultural richness with a vibrant property market, making it an attractive spot for both investors and homebuyers.

Edinburgh

Not far behind its neighbour, Edinburgh, the Scottish capital, has witnessed an average of 849 homes changing hands monthly. This city, known for its historic and architectural appeal, continues to draw attention in the real estate sector.

Leeds

Leeds stands out as the busiest property market in England with 665 transactions per month on average. As a major economic and cultural hub in Yorkshire, Leeds has proven to be a prime location for property dealings.

Market Insights and Expert Opinions

Ed Phillips, the Chief Executive of Lomond, highlights the strength of the Scottish market but notes that other regions in the UK are also seeing significant activity. “The Scottish market has performed very strongly of late,” he comments. “However, it’s not the only area seeing a robust level of market activity.” Regions like Yorkshire, the West Midlands, the South West, and the North East have all been home to top ten hotspots in recent months.

Phillips advises potential sellers to stay informed about their local markets. Understanding local trends can help sellers gauge how quickly their property might sell and at what price. He stresses the importance of working with a knowledgeable local agent who can offer a deeper insight into the local market conditions than broader housing reports.

Other Hotspots

Beyond the top three, several other areas have shown strong sales figures:

  • North Yorkshire: Averaging 656 property sales per month.
  • Birmingham: Completing about 603 sales per month.
  • Fife, Cornwall, South Lanarkshire, Somerset, and County Durham also make the top ten list, with monthly sales ranging from 497 in County Durham to 565 in Fife.

Areas with Lower Market Activity

In contrast, some regions have experienced lower sales volumes:

  • City of London: The financial hub has seen only about 12 home sales per month.
  • Shetland Islands, Western Isles, and Orkney Islands: These areas have also reported low activity, with sales per month not exceeding 31.
