While the average UK house price dipped slightly this June to £375,110 (that’s just £21 less than May), Yorkshire has seen a 2.8% rise in property values over the past year. That means the average house price in the county is now a healthy £254,020.
It’s not just Yorkshire riding the wave – the North East also saw an impressive 1% jump in house prices this month. Seems like affordable homes in the north are all the rage! Meanwhile, down south, the East of England and London are facing price dips.

Even though mortgage rates are being stubborn and staying high, Rightmove reckons we’re still on track for around 1.1 million house sales this year. Why the optimism? Well, it seems many of us are bursting to move after being stuck in our homes during the pandemic and the mortgage mayhem that followed.

The biggest headache for buyers and sellers? That painfully slow process of actually completing a sale. Right now, it’s taking an average of FIVE MONTHS (154 days!) between agreeing a sale and getting those keys in your hand.
Rightmove says the answer lies in setting realistic asking prices from day one. Homes priced right from the get-go are selling in just 32 days, compared to 112 days for those needing a price cut.
